Boca Bay Neighborhoods
Boca Bay is considered by many islanders to be the “premiere” waterfront planned community on Gasparilla Island. Boca Bay has seven neighborhoods, each with a distinct environment defined by architecture, landscaping, and water views.

In harmony with the traditionally styled homes that define Boca Grande’s small town charm, the North Village homes represent “Old Florida” architecture at its best. Residences overlook a meandering lake, state owned preservation lands, or the island’s infamous bike path. This prime neighborhood location allow residents the opportunity to walk to a variety of beautiful community amenities, plus the gulf beach, and the downtown historic district.
Homes are tucked along the bay shoreline with spectacular views of Charlotte Harbor to the east, and the beauty and privacy of nearly 100 acres of state conservation preserve land to the west. Homes here are “Old Florida” design, but with various contemporary features.
